STRUCTURAL & EXTERIOR FINISHES

The Studio40 is built on a galvanised steel frame with a durable epoxy finish for long-term reliability. EPS insulated sandwich panels are used throughout to improve thermal performance and reduce external noise.

The fixed roof features steel sheeting finished in Grand Grey epoxy paint, with glass-wool insulation beneath for added thermal and acoustic control. Internally, the ceiling is finished with off-white enamel-coated steel panels for a clean, bright interior.

FLOORING & INTERIOR FINISHES

Each Studio40 is supplied with a magnesium oxide (MgO) composite floorbase, finished with a durable 12 mm timber-look vinyl surface. MgO flooring is selected for its thermal performance, moisture resistance, and resistance to rot and insects, making it well suited to portable and expandable structures.

• MgO board flooring is used for its strength, stability, and moisture resistance

• Floor skirting trims and capping pieces are included as standard

• 12 mm timber-look PVC vinyl flooring is factory installed over the MgO substrate

BATHROOM FIXTURES

The Studio40 bathroom comes largely pre-fitted, with final plumbing connections completed by a licensed tradesperson after installation.

  • Modern white ceramic toilet with soft-close seat and rain glass divider wall

  • Walk-in shower with frosted glass enclosure and black dual shower heads

  • Large vanity cabinet with marble-like benchtop, rectangular basin and back-lit mirror

  • Wall-mounted mixer tapware and integrated pop-up waste

  • Overhead shelf storage, recessed mirror storage and washing machine space for everyday essentials

• Aluminium-framed windows with double glazing for improved thermal and acoustic performance

• Integrated flyscreens fitted to windows where applicable

• Double-glazed external sliding doors with metal frames for strength, insulation, and security

• Internal bathroom door finished with frosted privacy glass for light transfer and privacy

PLUMBING HARDWARE

Plumbing services are pre-installed throughout the Studio40, allowing for straightforward final connection by a licensed tradesperson once the unit is in position.

• Hot and cold water lines are pre-plumbed to the kitchen and bathroom, terminating in threaded brass inlets

• Grey water from the kitchenette and bathroom is connected via a 50 mm PVC pipe to a single outlet point

• Toilet waste is pre-plumbed using a 100 mm PVC line, exiting through the wall with a P-trap configuration

ELECTRICAL COMPONENTS

Electrical cabling is pre-installed from the external cable tail to the Electrical Distribution Board (EDB) with circuit protection, then distributed to all lighting, switches, and power outlets in accordance with AS3001. Provision is included for connection of an air-conditioning system.

Final connection of mains power, lights, switches, and power outlets must be completed by a licensed electrician to suit site requirements.
